UP AND COMING RESIDENTIAL AND COMMERCIAL SITES

Solarium, located in Liberia, Guanacaste, across the Daniel Oduber International Airport, inaugurated its first stage this past month. This commercial center consists of 116 venues for warehouses and businesses, and is expected to generate a significant job flow, around 380 jobs for residents of the region. The developing group DWL, is fully aware of the importance of training and efficiency in order to make this project a success and compete with neighboring similar developments. Solarium enterprises are aware that is important to invest in personnel, wages and marketing in order to help the region and be as profitable as expected. Upon its completion, approximately in about 7 years, the project will have six stages that will include a shopping mall, industrial and residential estates, movie theaters and restaurants; the following, and second stage will be the Hilton Garden Inn. One of the projects priority is to follow an architectural model that incorporates its surroundings, so that it becomes not an imposition, but a structure that is part of the region.

Other rising projects….

Hacienda San Rafael: located in San Jose, in the Desamparados district, this is an industrial park and duty-free zone is expected to carry distribution centers, call centers and small enterprises. Planned to be fully completed by the year 2010, 80% of its first part is done. 

Ofiplaza San Jose 2000: located behind San Jose 2000 in the industrial area known as La Uruca, this plaza is for enterprises looking for a spacious office space, and is expected to be done by January of 2008.

Centro Comercial Las Palmas (CCLP): located from Los Angeles gas station, at the Ciudad Colon entrance, 100 meters to the west.  Construction is to begin during January of 2008 and it is expected to be completed by the end of the year. It will hold 12 commercial stores and 16 office spaces, and plenty of parking spaces.

 Avalon Plaza:  part of Avalon Country Plaza condominiums, it is located 200 meters to the east of the Santa Ana Red Cross. This plaza includes 22 stores and 14 offices; this site has been completed, but is not yet fully occupied.

Santa Ana Forum 2: located in Lindora, Santa Ana, Forum2 covers 200,000 square meters of which 60,000 will be occupied for office space. The project will have 15 buildings and two platforms for parking.

Multiplaza V Estapa: located in Escazú, this is to be the fifth phase of the Multiplaza Mall, and is expected to be complete by the year 2009. This phase will include 80 commercial stores spaces, a big department store and several restaurants.

Multipark: located in Escazu, it will have four building and will cover: an office center, a medium size mall and restaurant center all in a modern design.  

Proyecto Punta Cacique—property of entrepeneurs Steve Case, Andre Agassi y Steffi Graf. It is located between Coco Beach and Hermosa Beach. (On hold for environmental reasons.)

Ecodesarrollo Papagayo: currently this firm has already developed Allegro Hotel and the Four Seasons, right now has under its wing the development of Marina Pagagayo (Papagayo Marine) and by the year 2026 it expects to have completed: three golf courts, nine different hotel sites, 2000 residential units, an archeological museum and a commercial complex to accompany the marina.

JW Marriot and Hilton Hotel: under construction both in the Guanacaste area. The Hilton, to be located in the residential and commercial complex Solarium, will include 169 bedrooms on a two acre terrain, of which only one will endure construction. The JW Marriot is currently under construction in Hacienda Pinilla, near Avellanas Beach, and should be completed by September of 2008. The latter shall include a spa, a pool measuring 2300 square meters, four restaurants and two bars. Another development to be looking out for is the Hyatt Regency Azulera & Spa, thought construction has not even begun, a location in the Brasilito area, near Santa Cruz has been selected and it is expected to be a $300 million investment. 

Villa de Guanacaste: located in Guanacaste, this will be the second phase and will mainly occupy large showrooms for automobile enterprises and any other sort of company that has things for display.

Jardínes del Tempisque: located in the province of Guanacaste in Carrillo, Liberia. This project is expected to be done by February of 2008, and will include office spaces and a residential area.
